UK real-estate debt maturity & market intelligence
The UK real-estate debt market, modelled to maturity.
REDebtX maintains a live dataset of 2.3 million secured charges across 418,000 corporate property borrowers — normalised, matched to lenders, and scored for when each facility is likely to turn over.
What's in the platform
For advisers, lenders and investors who need to know when debt turns over.
Your own weekly list
Twenty companies a week, drawn for you alone from 1.2 million live facilities. No other subscriber is shown the same names at the same time — so no company on your list is on anyone else's.
Accounts-confirmed maturity
Where a borrower's filed accounts state that borrowings fall due within twelve months, we say so and show the figures. That's an observation from the filing, not a model estimate.
Lender intelligence
213 lender-specific survival curves, so a clearing-bank term loan and a bridging facility are never judged against the same clock — plus the full borrowing history behind each one.
Market indices
Lender league tables, refinance velocity, the lender-flow matrix, the forward maturity wall, gearing medians and new-entrant tracking — over 31,000 index points, rebuilt nightly.
Portfolio monitoring
Follow any borrower and receive its activity as it lands: new charges, satisfactions, refinances, and moves between lender classes.
Borrower detail
Full borrowing timeline, lender history, filed-accounts evidence and event history for every company in the database, with the source of each figure named.
How the model works
Ingest and normalise
Charges, satisfactions and filing dates for 418,000 corporate property borrowers, with lender names resolved to 2,572 canonical institutions. Every company is re-read on a rolling 30-day cycle.
Fit the clock
Survival curves per lender and lender class, fitted on completed borrowing cycles with proper censoring, place a live facility on the distribution of comparable ones.
Add filed evidence
Where accounts disclose the maturity split, that evidence overrides the curve — and where it's absent, the maturity is recorded as unknown rather than assumed.
Rank and explain
The output is a twelve-month likelihood expressed as a lift over the market-wide base rate, an estimated window, a confidence level, and the drivers behind it.
Pricing
Every subscriber gets the whole platform. Seats govern how many people, not what they can see — there is no cut-down tier.
Solo — £750/month + VAT, 1 seat
The full database, indices and monitoring for a single user.
Enterprise — Negotiated, seats by agreement
Teams and larger desks — seat counts and terms agreed directly.
Charge and accounts data from Companies House. Figures shown in this platform are modelled likelihoods derived from company filings, not statements about any company's financial position, and are not financial advice. REDebtX is a product of Alphard Properties.
